This study integrates situs theory as defined by Andrews (1971) into comparative investment analysis, approaching a single use development from the perspective of modern investment theory and a potential mixed use development on the same site as a portfolio of uses generating portfolio risk and return trade-offs. The theoretical integration of situs theory, rent theory and portfolio/investment economics is tested against a statistically significant number of development proposal case studies, conducted during distinct economic phases (over time).

Russia has experienced dramatic changes in land ownership and tenure since 1991: agricultural land has been largely privatized, individual landowners now have legal rights to most agricultural land in the country, and prohibitions on buying and selling of land have been recently removed. The necessary pre-conditions for the development of agricultural land markets have been met and we are beginning to witness transactions that involve individual landowners, and not only the state.

This article shows the case of the cerrado region where because of a lack of clear property rights the land market is completely immobilized.

It started with the land occupation of Piauí's cerrado region and the creation of its land market in the seventies by the State Development Agency (CONDEPI), which sold with symbolic prices very large properties for cattle and fruit production. The small landowners that occupied previously the region based on common rights were sometimes dispossessed.

In the last years the Brazilian agricultural frontier is expanding towards the cerrado region, more specifically the region called MATOPIBA, comprised of savannah areas of four different states located in the north and northeastern parts of the country. This research paper aims to show a recent pattern of second wave investments in the frontier aimed at inferior quality land.

The present study aims to evaluate crop, pasture and forest land prices in Brazil, between 1994 and 2010, in the light of Post-Keynesian theory. The results provide evidence that land, more than just a simple factor of production, must be conceived of as an economic asset. In fact, the price of rural land is determined not only by the expected profitability deriving from agricultural activities but also by the agents’ expectations about its future appreciation and liquidity in an economic environment permeated with uncertainty.
